Out-of-Hours Maintenance Assistance 

Out-of-hours callouts are charged at a higher rate. Residents must provide access to attending contractors unless alternative access arrangements are in place. Please consider whether the issue is a genuine emergency or can reasonably wait until the next business day. Unnecessary out-of-hours call-outs may be chargeable to the resident.

Emergency Contact (Outside Office Hours)

A 24-hour contact number is available only for heating, plumbing, hot water failures, and significant leaks. An engineer will assess the issue by phone and arrange attendance if required. Repairs may be delayed due to parts availability, particularly at weekends or during holiday periods.

Plumbing, Leaks & Roof Issues

  • In the event of an uncontrollable leak, turn off the water supply at the stopcock immediately.
  • Blocked toilets, sinks, or drains should be cleared by the resident in the first instance.
    • If this is your only facility and cannot be cleared, contact the emergency plumber.
    • Otherwise, report via the maintenance inbox.
  • If a leak originates from a property above, please make every effort to contact the neighbouring resident, as the source must be addressed within their property.
  • Roof access is not possible during severe weather. If a roof leak occurs out of hours, contain any water ingress where possible and submit a maintenance report. Residents in factored developments should contact the factor’s out-of-hours service.

 

Electrical Issues

Check your fuse board and confirm whether neighbouring properties are affected. If there is a local power outage, contact Scottish Power for updates.

Alternative Contractors

If the nominated contractor cannot be contacted, a suitable 24-hour tradesperson may be appointed. Costs will only be reimbursed where the issue is confirmed as the landlord’s responsibility and deemed an emergency. The maintenance inbox must be notified.

Gas Emergencies

If you smell gas, open all windows, turn off the gas supply at the meter, and call Transco on 0800 111 999. Do not use naked flames or ignition sources.

Charges & Liability

Emergency callouts are charged at double time. Residents will be responsible for costs where the issue is non-emergency or due to resident fault (e.g. lost keys). Repairs to household appliances are not classed as emergencies and must be reported during office hours.
